Cities in the Kyiv region are beginning to gradually recover from the Russian occupation and hostilities. People are starting to post ads for the sale of apartments near the Ukrainian capital.

“Today” used one of the sites for the sale of real estate and compared the prices that the owners put up for their housing in Irpin.

How much does an apartment in a new building without repair cost

So, one of the latest ads offers a one-room apartment of 37 sq. m. The apartment has individual gas heating, and the price of such housing is UAH 999,180.

There is an option for two-room housing of 39 sq. m. for 1 248 445 UAH. Water, electricity and gas are connected, but there is no repair.

But you can buy a two-room apartment in a new building with a larger area, 59 sq. m. for 1 513 359 UAH.

There are also much more expensive options – for example, for 2 131 491 UAH For this price they sell a two-room apartment of 52 sq. m. There is no repair in it, but the price already includes an installed gas boiler and an electric stabilizer for the entire apartment.

Even more expensive for 2 435 990 UAH – sell a two-room apartment of 80 sq. m.

In general, the most expensive apartments in Irpen in new buildings without renovation fluctuate around 2 500 000 UAH Here are the cheapest ones about 775 000 UAH.

How houses will be rebuilt in Irpin

Oleg Popenko, head of the Union of Utilities Consumers, told Segodnya that the house, which looks intact from the outside and which has not been hit by a single shell, is recommended by technical experts to be demolished. And all because the explosions were nearby and the foundation was destroyed near the high-rise building, which makes it impossible to continue living in it.

The answer to the question of what to do with this or that building is given by the “technical survey” procedure. To carry it out, there are communal, private or public specialists who can give an expert assessment of the state of the building’s structure now.

“Now the procedure is the same for everyone – you submit an application to Dії to record the fact of property damage, and wait for specialists to come to you, conduct a technical examination and draw up an act indicating the condition of the house,” Popenko explained.

The expert added that private houses, if it is technically possible, will be restored or, if they are recognized as destroyed, they will be restored anew. But about apartment buildings, destroyed neighborhoods and even entire cities – there are more questions than answers. Cases are different: for example, one house survived, but everything around it was destroyed, or housing is standing, but boiler houses, thermal power plants and other critical infrastructure facilities are destroyed.

Therefore, the expert advises:

  • become attached not to destroyed houses, but to the surviving communal infrastructure;
  • evaluate how one or another settlement is located close to the border with Russia;
  • take into account the issues of public infrastructure.

“Today” explained that now Ukrainians who want to buy or sell real estate, can apply to certain notaries, a list of which can be viewed on the website of the Ministry of Justice. These are citizens registered on the territory of Ukraine and who have not previously tarnished their reputation with dishonest actions.

The list is formed on the basis of statements of notaries, but it is not yet final and will be supplemented.
