Construction is slowly reviving in Ukraine. Active work continues in the west of the country, in particular, in Lviv, where you can also buy apartments in new buildings.

Apartments for sale in new buildings in Lviv

A four-story brick premium building is being erected in the Lychakovsky district. In total, the new building provides 20 apartments. Commissioning is scheduled for the third quarter of 2022. The cost of one-room apartments with an area of ​​40 sq. costs from UAH 2.58 million, two-room area of ​​60 sq. – from UAH 3.64 million

Near the city center in the Shevchenko district, a new building is being erected, which will have a different number of storeys – from 3 to 8. Inside there will be apartments with 1, 2, 3 and 4 rooms. Prices start from UAH 2.89 million behind “two-room apartments” with an area of ​​93 sq.m, from UAH 4.56 million – behind “three-room apartments” area of ​​130 sq.m and from UAH 4.57 million – for housing with an area of ​​157 sq.m. It is planned to put this construction phase into operation in the first quarter of 2023.

Apartments on Sykhov are more expensive. In the residential complex, which was partially rented out, one-room apartments have an area of ​​48 sq.m and cost from UAH 3.29 milliontwo-room apartments with an area of ​​93 sq.m – from UAH 4.79 million, and three-room apartments with an area of ​​84 sq. – from UAH 5.62 million.

Near shopping center “Skrynya” a residential complex is being erected in the Frankovsky district, where two houses have already been commissioned and one is still under construction. The five-story building has 12 apartments for one and two rooms. Smaller ones, up to 66 sq.m., are sold at a price from 2.8 million UAH, and large ones have an area of ​​​​70 square meters. and price from UAH 3.57 million

Not far from the SEC Spartak in the Shevchenko district, construction of several phases continues. New buildings will have 7, 10 and 16 floors and a total of 343 apartments. Part of the property is planned to be commissioned as early as 2022, and part to be built by 2024. One-room apartments have an area of ​​up to 45 sq.m and a price from UAH 1.25 millionand two-room apartments – up to 71 sq.m and cost from UAH 1.81 million

In the Lychakovsky district, a residential complex is being erected on Pasechnaya Street. The construction of new buildings is planned to be completed by the end of 2022. The houses have different number of floors – 6, 8 and 16 floors and in general are designed for 160 apartments. One-room housing up to 50 sq.m is estimated from UAH 1.52 million, two-room premises up to 80 sq.m – from 2.05 million UAHand three-room apartments up to 95 sq.m – from UAH 3.47 million

On Sykhiv, not far from Shuvar, a complex is being built for seven houses with 9 and 16 floors. In total there will be 322 apartments with 1-5 rooms. Some of the new buildings should be put into operation before the end of 2022, another part – at the beginning of 2023. Housing prices start from UAH 2.87 million for apartments from 80 sq.m.

Housing is cheaper not in the regional center, but in cities nearby. For example, in Zapitov The construction of a residential complex is underway, which is planned to be completed in 2022. It is 5 sections on 5 floors where there are 225 apartments with one and two rooms. Prices start from 468 thousand UAH on the “one-room apartments” area up to 58 sq.m, and from 835 thousand UAH – on the “two-room apartments” up to 65 sq.m.

In Remenov they are building a residential complex on Kuzemsky Street – 28 economy-class houses on 4-6 floors. In total – 252 apartments, which have from one to three rooms. One-room housing with an area of ​​42 sq.m. from 491 thousand UAH, two-room apartment with an area of ​​66 sq.m – from 611 thousand UAH, and a three-room apartment with an area of ​​56 sq. – from 696 thousand UAH. The construction of different phases will continue in 2022 and will be completed in 2024.

In Chervonograd you can buy apartments in a new residential complex. One house will have different number of floors, from 3 to 6 floors. The construction of the new building should be completed in 2023, but apartments can be bought now. Prices for one-room houses start from 505 thousand UAH (area up to 68 sq.m), for two-room apartments – from 799 thousand UAH (area up to 94 sq.m), for three-room apartments – from UAH 1.28 million (area up to 104 sq.m).

Purchase and sale during the war

Recently, Ukraine partially restored access to state registers, including the register of material rights to real estate. Ukrainians can register transactions for the purchase and sale of apartments under martial law. Experts talked about all the risks from real estate transactions.

Co-founder of the Monitor.Estate project Vladimir Kopot explained that before the opening of the registries, homeowners tried to sell real estate and entered into dubious preliminary agreements under the new scheme. The parties agreed on the forthcoming real estate transaction and made deposits, but such actions are extremely risky and have no legal force.

“The real estate deposit agreement is invalid, and the preliminary one must be notarized”– said Vladimir Kopot.

Vice President of the Association of Professional Property Managers Anatoly Topal noted that the opening of registries is not yet appropriate. The fighting is still ongoing and can develop rapidly, and the established restrictions do not guarantee one hundred percent protection.

“Having access to these registries, you can carry out not very good operations. And the first to use this access will be scammers and scammers who are already preparing to do this.”the expert stressed.

Previously “Today” they wrote that in the temporarily occupied Kherson, the Russian invaders raided the apartments of Ukrainians in order to settle there migrants from the war zones. At the same time, the Cabinet of Ministers changed the rules for compensation for destroyed housing for Ukrainians; it will be possible to receive money for another type of real estate.
