Compared to the pre-war level, the average cost of renting apartments in Kyiv has dropped significantly, along with this, the demand for such proposals has also halved.

This is told by specialists of the Bird real estate rental service.

Thus, a one-room apartment can be rented for UAH 5,000, and its average cost was 8 thousand UAH against tentatively 13 thousand UAH until February 24th.

However, the owners are trying to be somewhat cunning, indicating in the announcements a warning that after the war the price will be higher.

“A large number of apartments have appeared in which the price is indicated for the war period. In the description of such ads, a higher price after the war is indicated,” — service experts say.

What will happen to housing prices

As the President of the Association of Real Estate Specialists (Realtors) of Ukraine, Yuriy Pita, told Segodnya, real estate in the western and central regions will have the greatest demand.

In cities far from the front lines in central and western Ukraine, housing prices could rise as much as 10% from pre-war levels. The fact is that the offer there is traditionally limited, and demand has recently grown. At the same time, in cities such as Kyiv, Odessa and Dnipro, prices may drop by 30-40% from the pre-war level, Yuriy Pita predicts.

In the housing market in the capital, according to the expert, prices in the budget segment will drop less, but apartments with a price tag of $50,000 or more may fall in price more.
