Prices are no longer “Kyiv”: where in Ukraine the most expensive apartment rentals

Due to hostilities and forced relocation, Ukrainians are one and a half times more likely to look for housing for rent. However, despite the high demand, prices, including in Kyiv, fell.

OLX analysts told where there is more real estate now, and how the price has changed for it.

Most apartments are offered in the Kyiv region

Consequently, the Kyiv region is the leader in terms of quantity, and if before February 23, about 20 thousand apartments were offered for rent, then now there are 40 thousand.

Since the beginning of martial law, the number of apartments for rent in the Dnipropetrovsk region grew by almost 11%.

But in Ivano-Frankivsk, Lvov, Poltava, Khmelnytsky and Cherkasy regions, the choice, on the contrary, worsened. In addition, the average rental price has also increased in these regions.

How prices have changed

“If we compare rental prices now and before February 23, then in Kyiv the monthly fee for a one-room apartment has decreased by UAH 1,590 and amounts to UAH 7,945, a two-room apartment by UAH 4,879 (UAH 11,198), a three-room apartment by UAH 8,087 ( 16 426 UAH)”analysts say.

The easiest way is now to find an apartment in the Darnytskyi district. But the cheapest housing will be in Desnyansky.

A large number of internally displaced persons travel to the west, so there As demand increased, so did prices. In Ivano-Frankivsk, the monthly rent of a one-room apartment in May costs UAH 8,776, a two-room apartment costs UAH 11,702, and a three-room apartment costs UAH 17,553.

In other cities, prices for one-, two- and three-room apartments are now as follows:

  • in Khmelnitsky – UAH 6,000 per month, UAH 8,000 and UAH 12,000, respectively;
  • in Cherkasy – also UAH 6,000, UAH 8,000 and UAH 11,000;
  • in Poltava – UAH 8,000, UAH 10,000 and UAH 15,000.

Owners are ready to reduce prices individually

A survey of landlords showed that 60% lost tenants during the martial law period, so almost all of them are actively looking for new ones, and ready to meet potential residents.

“The most common concession from apartment owners is a reduction in the cost of rent. Almost 49% of respondents are ready to reduce prices. Of these, almost half will go to a compromise of 20-40%. Another 33% of landlords are ready to discuss the terms of rent individually and listen to the personal needs of the tenant ” the message says.

At the same time, 8% of respondents rent their housing for free.

“Today” explained that now Ukrainians who want to buy or sell real estate, can apply to certain notaries, a list of which can be viewed on the website of the Ministry of Justice. These are citizens registered on the territory of Ukraine and who have not tarnished their reputation with dishonest actions.

The list of notaries is constantly updated. In addition, there are other restrictions on the purchase and sale of housing.

“Today” also talked to experts and learned that real estate in the western and central regions will have the greatest demand.
