Rise in price by 225%: where in Ukraine are the highest prices for renting apartments

In the west of Ukraine, the cost of renting apartments has increased significantly over the past six months.

These are market research data from the Flatfy resource for October 2021 – May 2022.

Where to rent an apartment has become more expensive?

Compared to October, in May, the largest increase in the cost of rental housing was recorded in Transcarpathia – in the Uzhgorod region, prices jumped by 225%. In second place Chernivtsi regionwhere it became more expensive to rent apartments 156%.

The top three also included Ivano-Frankivsk regionwhere apartment rental prices jumped by 128%. High price point (+96%) and in the Lviv regionwhere rent has always been expensive.

Has grown significantly (+88%) rental price in Cherkasy region. Sufficiently large amounts will have to pay for an apartment in Ternopil (+81%) and Vinnitsa (+55%) areas.

Where price jumps are insignificant or gone negative?

A slight jump in apartment rental prices is noticeable in Khmelnitsky (+46%), Zaporizhia (+41%), Rivne (+35%) and Dnipropetrovsk (+34%) areas. Relatively small margins were set by property owners in Volyn (+20%), Sumy (+15%), Chernihiv (+10%), Poltava (+5%) and Kirovohrad (+5%) regions.

In Zhytomyr and Kharkov the rental price has not changed. In other areas where there has been or is ongoing fighting, prices are even lower than before the war.

In particular, in Kyiv and the region renting apartments has become 11% cheaper. Changes can be seen in Odessa (-21%), Kherson (-8%) and Mykolaiv (-5%) regions.

Who can’t pay rent?

During the war, the state tries to support business as much as possible. Therefore, in May, some individuals and FLP canceled the rent.

Some Ukrainians released from rent until September 30 or until the end of 2022. We are talking about those who have lease agreements for state and communal property that were in effect as of February 24. These are the tenants:

  • individuals and FLP who were called up or accepted for military service after the declaration of martial law;
  • using property located in administrative-territorial units where, under martial law, users’ access to unified and state registries is terminated, the holder of which is the Ministry of Justice of Ukraine;
  • persons using state property on the territory of Kyiv, Chernihiv, Sumy, Kharkiv, Zaporozhye, Mykolaiv regions and the city of Kyiv;
  • persons who use communal real estate in cultural and educational institutions, if the leased object was leased on an hourly basis.
