ECB: Mutuionline, towards fixed-variable ‘spread’

(ANSA) – ROME, JUNE 13 – The expected rate hike by the ECB in the coming months should reduce the ‘gap’ between fixed and variable mortgage rates which, according to the latest survey, has risen significantly. This is what Mutuionline underlines according to which “the May data still highlight the strong vulnerability of the fixed rate, while the variable rate remains stable”. The average variable Tan recorded on MutuiOnline.it in April 2022 is 1.08% (the best is 0.22%), while the average fixed Tan is 2.24% (the best is 1.45%). “However, this situation of high spreads is not destined to last long given the statements of the President of the ECB Christine Lagarde, who foresee an increase in the cost of money starting from July” notes Mutuionline.

First home purchase mortgages in 2022 hit their highest since 2010, especially in this quarter where more than 3 out of 4 mortgages are required for this purpose. Subrogation requests are at a minimum, “even if it may still be particularly convenient to change the mortgage from a variable rate to a fixed rate given the announcements by the ECB on the Euribor increases scheduled for this summer” concludes Mutuionline.
