After the introduction of martial law in the real estate market, there have been many changes. At first, there was a ban on the sale and purchase of housing, and after the resumption of such an opportunity, prices for new buildings, for example, in many regions of the country crept up, while housing in other segments, on the contrary, fell in price.

And what will happen to the prices of apartments in Kyiv? Ivan Kudoyar, chairman of the Union of Real Estate Consultants, told Hromadske Radio what will happen to real estate in the capital.

Apartment prices will fall by 20-30%

According to Kudoyar, sellers expect prices to rise. This is explained by the fact that prices for building materials have risen. However, the expert notes: people are not ready to invest in real estate nowso the expectations of sellers will not come true.

“Customers, of course, are not ready to buy now. After all, a purchase is a prospect for years: 5 years, 10 years. And who now sees a perspective in Kyiv for 5-10 years?” – noticed Kudoyar.

He added that in connection with this, there are very few transactions for the purchase and sale of real estate in Kyiv. Therefore, everyone is waiting for the price to drop. The expert predicted that this would definitely happen before the end of this year.

“There will definitely be a fall, by 20-30% of the pre-war price. Somewhere in 3-4 months, perhaps half a year,” explained Kudoyar.

According to him, demand will have apartments of low cost, but the expensive segment of apartments will be less in demand.

Wait for cheaper apartments or buy now?

As Yuri Pita, president of the AFNU (Association of Real Estate Specialists), explained to Segodnya, prices in Kyiv will indeed fall, but it is risky to wait for this. Maybe you should buy a house now.

“If you have nowhere to live and need to buy a house, you need to buy now, don’t wait. There is an opinion that after a while prices will start to decline, so it’s better to wait, but on the other hand, the seller is not in the mood to sell cheaply and is in no hurry to reduce prices , so you can not wait for the moment when it will be cheap,” said Pita.

He also noted that the demand will be for economy-class housing.
