    In Ukraine, a scheme has appeared for buying housing at a big discount – no more than 10 thousand dollars (at the black market rate, a little more than 350 thousand hryvnias). True, this property is damaged due to hostilities in certain territories and they are buying it for compensation from the state.

    Strana.ua was told about this by an expert in the real estate market Mikhail Artyukhov.

    So, according to him, more and more people appear who buy broken apartments for no more than the specified amount, which in fact five times lower at pre-war prices. They operate through dummy natural persons, and, according to the expert, they are ready to buy immediately and a lot.

    “Such intermediaries are aimed at compensation from the state. Moreover, there are no clear introductory – when and how they will pay – yet, that is, people obviously receive information not from official sources, since they are ready to invest in the purchase of “addresses and documents” – said Artyukhov.

    In general, as real estate experts say, such “creative” compensation is just beginning. Unscrupulous dealers are increasingly coming up with new and new schemes.

    The cost of apartments in Kyiv will fall significantly

    The head of the Union of Real Estate Consultants, told Public Radio that sellers in the real estate market expect prices to rise. This is explained by the fact that prices for building materials have risen. However, the expert notes: people are not ready to invest in real estate nowso the expectations of sellers will not come true.

    “Customers, of course, are not ready to buy now. After all, a purchase is a prospect for years: 5 years, 10 years. And who now sees a perspective in Kyiv for 5-10 years?” – noticed Kudoyar.

    He added that in connection with this, there are very few transactions for the purchase and sale of real estate in Kyiv. Therefore, everyone is waiting for the price to drop. The expert predicted that this would definitely happen before the end of this year.

    “There will definitely be a fall, by 20-30% of the pre-war price. Somewhere in 3-4 months, perhaps half a year,” explained Kudoyar.

    According to him, demand will have apartments of low cost, but the expensive segment of apartments will be less in demand.
