Renting a home in Poland: what you need to know in order not to fly into a penny

In Poland, the cost of real estate has increased, which has influenced the desire of landlords to increase rents as well. But there are some features in the law that allow tenants not to accept such changes and leave the price.

The issue of rent is regulated by law

There is a special provision in Polish law that protects people from excessively high rents. Actually, there are several cases when the landlord can increase the amount.

one. The rent can be increased when the contract between the owner of the apartment and the tenant expires. That is, the contract is concluded on certain conditions, and after its expiration, the landlord may offer to extend it, but at a higher price. This method is legal, and people have the right to refuse such an offer and look for other options.

2. The fee may also be increased during the operation of the contract, but under certain circumstances. If the document provides that the conditions may change, then rent can be increased. But not for any amount, but a certain amount by law. If the landlord violates the limit, the tenant has the right to appeal this.

If the terms of the contract do not provide for any changes and the possibility of its termination, then all parties are obliged perform all their duties until the end of the document.

If the contract was not concluded at all, then it is almost impossible to prove something. Neither the landlord nor the tenant has written evidence and facts, and it is very difficult to negotiate prices under such conditions.

The homeowner must notify about the change in the price of rent ahead of time: as a rule, 3 months in advance. The cost increase must be justified for example, due to the rise in the price of goods and services.

If the tenant is not satisfied with the new price, then he can refuse, or appeal the decision in court if the price was raised for no reason.

However, all these conditions do not apply to short-term rentals. In general, when concluding a contract, you should read its terms in detail. In the future, this will allow you not to get into trouble and protect your rights if necessary.
