Housing construction resumed in Bucha: how much does an apartment cost from a developer

We tell you what is happening with the real estate market in Bucha, Kyiv region, and what prices for housing are set by developers

During the war, many changes took place in the real estate market. The market has suffered especially in cities that have suffered and will continue to suffer from Russian military aggression. Bucha became one of them. After the city was liberated from Russian invaders, people began to return to the city and gradually restore it.

Developers have also begun their work. In July, they not only sell apartments, but also resumed construction work. Today, according to the LUN portal, they talk about the situation with new buildings in Bucha and housing prices in them.

Housing for sale and construction

According to the portal, out of 20 residential complexes, exactly half of the developers have resumed their activities (construction and sales have already resumed 6, only construction – 1, and only sales – 3 residential complexes).

Regarding prices per square meter, the situation is different for all residential complexes, depending on the number of rooms in the apartment and its area. The cost of one-room apartments in new buildings in Buchi is as follows:

  • in one of the LCDs 1 sq. m. costs UAH 18,500, an apartment – from UAH 555,000 (since the beginning of June, it has fallen by UAH 500);
  • another developer offers 1 sq. m. for UAH 35,600 (one-room apartment costs at least UAH 1.25 million and the price has increased significantly since June). This cost is still in several residential complexes;
  • there are options and 25 000 UAH per 1 sq. m. In residential complexes at such prices, the cost of apartments has also increased since June. There are prices from 29,000 to 30,000 UAH per sq. m.;
  • the most expensive square meter in a one-room apartment costs UAH 41,550 (apartment – from UAH 1.88 million).

For two-room apartments, developers have set the following prices:

  • from 18 500 to 20 000 UAH. for 1 sq.m. (an apartment costs from UAH 999 thousand);
  • in several residential complexes prices are 25,000 – 27,000 UAH per 1 sq. m. (the cost of housing is about UAH 2 million);
  • there is also a cost in the range of 31,000 – 33,000 UAH per 1 sq. m.;
  • the most expensive two-room apartments are sold for 42,200 UAH per 1 sq. m.

Only in a few LCDs prices fell at the beginning of July, at the end of June they increased in most of them.

Concerning three-room apartments, then in many residential complexes they are sold. Still sold have prices from 25,000 UAH per 1 sq. m. up to 48 750 UAH. At the end of June, prices for three-room apartments also increased.

What to do with real estate in Irpen and Bucha

Earlier, “Today” expert said that in the current situation for housing in such regions it’s hard to find a buyer.

“Now there will be no buyer at a good price for such objects. These regions will not be considered as a market at all now, because the property takes into account not only its condition, but also infrastructure, and security, and the possibility of normal living in the region,” he told us President of AFNU (Association of Real Estate Specialists) Yuriy Pita.

Currently, Irpin and Bucha are in the process of restoration and today this is not the time to sell your apartment there if you want to do it at a decent price. And if there are no urgent needs to sell, then you do not need to do this while the cities are being restored. It is better to wait until the market returns.
