Developers offer to buy an apartment in Kharkov – how much they charge for a “square”

A few months after the full-scale invasion of the Russian Federation in Ukraine, the real estate market has finally come to life. Developers are not only actively building new housing, but are already encouraging people to buy an apartment in a new building.

The editors of “Segodnya” have monitored the current offers on the LUN website and offer to find out how much they sell for square meters in Kharkov.

Compared to the pre-war period, there are not so many proposals. But at least two dozen projects are still in the works. The average cost of housing in new buildings fluctuates within 600-800 thousand UAHOf course, there are more expensive and cheaper offers.

One-room apartments


The cheapest housing in Kharkiv can now be bought from UAH 504 thousand. For such a price, you can buy a one-room apartment of 30-57 square meters in a comfort-class panel high-rise building. Accordingly, one “square” is estimated from UAH 12,000, and the construction of a 13-storey building will be completed in the fall of 2022.

Economy-class housing will cost a little more, on average from 19 thousand UAH per square meter. At these prices, you can buy a one-room apartment of 40 “squares” from 784 thousand UAH or a two-room apartment with an area of ​​60-80 sq.m from UAH 1.18 million. This is one of several dozen 9-storey buildings in the residential complex, which should be completed before the end of this year.

Accommodation for two rooms


On average, developers ask for two-room apartments in Kharkiv from UAH 1.4 million. This is how much housing costs in a comfort-class house on 16 floors. For one square meter, you will have to pay from UAH 19,000, but a large amount is due to the area of ​​apartments from 70 sq.m, and in some cases, the commissioning of houses at the end of 2021.

One of the most expensive two-room apartments on the market is in business-class houses. For housing with an area of ​​​​108 sq.m., you will have to pay from UAH 3.11 million. One square meter costs 25.6-28.6 thousand UAH. These are houses on the 10-21st floor, built using reinforced concrete structures.

The cheapest two-room apartments in Kharkiv cost from 966 thousand UAH. For one square meter in such new buildings, they ask from 21 thousand UAH, and apartments have an area of ​​​​46-66 “squares”. The developer offers brick high-rise buildings with 16 or 25 floors in a comfort class house.

Three or more rooms


A three-room apartment in Kharkov new buildings can be bought at the lowest price from UAH 1.47 million. The house has an area of ​​80 square meters, for one square meter they ask for 18 thousand UAH. Economy class brick house has 9 floors.

The most expensive three-room apartment is worth from UAH 2.75 million, for a “square” they take from 25.6 thousand UAH. The total area of ​​the apartment is 107 square meters in a business class high-rise building.

On the real estate market in Kharkiv, you can also find apartments with four rooms – prices fluctuate within UAH 3.17-4.48 million Depending on the developer and the class of the building, one square meter is estimated from 19.3 to 28 thousand UAH. Cheaper housing in comfort-class 10-storey buildings, where the area of ​​apartments reaches 160-200 sq.m. In high-rise business-class buildings, apartments have an area of ​​160 sq.m.

Post-war prices went down

Compared to average housing prices in 2021, buying an apartment in Kharkiv has become a little cheaper. Thus, earlier one-room housing was estimated at an average of UAH 1.08 million.

Two-room housing could be bought at an average price of UAH 1.68 million. For three rooms in Kharkiv, one would have to pay an average of UAH 2.62 million.

Kharkov real estate before the war was one of the most expensive in Ukraine. She took second place after Kyiv, where everything is half a million more expensive. In third place was the Dnieper.

Now Kharkiv developers are selling apartments 1.5-2 times cheaper than before. Prices are cut the most in new projects that have begun to boil down to war and are scheduled to be completed before the end of 2022 or early 2023.
