Due to the Climate Resilience law, which prohibits the rental of energy strainers by 2025, many owners are selling their apartment with a poor energy diagnosis. Except that buyers shun energy strainers, which lowers prices.

This is one of the consequences of the Climate Resilience law which provides for the ban on the rental of energy strainers. The law will take effect from 2025, but landlord owners are already reselling their property so as not to have to do the energy renovation work.

+ 72% in one year in Paris

In many cities, the number of energy strainers placed on the market is on the rise: + 72% over one year in Paris, + 74% in Rennes and + 40% in Lyon and Lille according to figures from the SeLoger group. This is also the case in Rouen, where Julien and his partner have chosen to sell the 15m2 studio that they had bought 5 years ago. After the departure of their tenant, they had a new energy performance diagnostic carried out. Result: the apartment is now classified G. It will therefore be necessary to do work to rent it out.

And beyond the cost – between 8,000 and 13,000 euros, despite the aid – Julien regrets the lack of feasibility of the operation. “The diagnostician recommends work, including replacing the heating system with a heat pump, except that we are in a condominium. We therefore need authorizations: that of other co-owners and town planning. Not to mention, the cost of the work “, he explains. This is not to mention the absence of rent, throughout the duration of the work, while the couple has a loan to repay. It is not easy to sell your energy strainer. This type of housing is increasingly shunned by buyers and inevitably, prices are falling.
