From economical to elite – what are the prices for different classes of housing in Kyiv

Economy, comfort, business or elite – these classes of housing appear on the primary real estate market. Depending on the class, the price of an apartment also differs.

The editors of Segodnya monitored prices in new buildings of different classes on the Dom.Ria website and offers to find out how much square meters cost in Kyiv apartments.

Economy

As the name implies, this type of housing costs less than luxury apartments and has a number of other features. Usually these are residential complexes in residential areas, in high-rise buildings. Previously, they were built far from the center, shopping and business centers, but now the idea of ​​complexity prevails, that is, developers often build, in addition to residential buildings, also shopping malls or offices nearby.

Usually these are typical high-rise buildings without excessive architectural solutions, similar to each other, but their main task is versatility and providing apartments for as many people as possible. Given the economy, the premises are small, on average for 30 square meters – kitchen plus one or two rooms. The local area is standard, with a clearly defined number of parking spaces.

In Kyiv, the average price per square meter in “economy” is 27 thousand UAH. You can find cheaper options, at 22 thousand UAH per sq.m, the maximum prices do not exceed 30 thousand UAH per “square”. Consequently, the lowest price to be paid for such an apartment is approximately UAH 660,000.

Comfort

Comfort-class housing is a little more expensive than economy class because it has an improved layout. A standard apartment in such a house has two rooms, a common area 50-60 sq.m and a kitchen for 8-10 “squares”. Among the improvements in such houses, there are areas for storing prams or bicycles, there are dressing rooms, security on the territory, an improved playground and parking.

Increasingly, housing appears on the market comfort plus class which implies a favorable location of the complex – near the park, forest, lake. Usually, the inter-house space is intended only for pedestrians, without the passage of cars, there is an underground parking and own infrastructure from developers.

In Kyiv, they ask for comfort-class apartments in new buildings, on average UAH 35.3 thousand per square meter. You can find the cheapest offers from 15.3 thousand UAH per “square”, and the maximum prices reach 92.7 thousand UAH per sq.m. The approximate price to be paid for such a property reaches 765 thousand UAH.

Business

Houses of this class are erected in the city center or close to transport interchanges. Designers are working hard on the appearance of buildings, as well as on the layout of apartments. Inside, the accommodation is spacious, with a large kitchen, wardrobe and bathroom. Often these can be studio apartments of 40 sq.mwhere you can run your own business, but there are also large apartments with 4-5 rooms with a total area of ​​150 “squares”.

New buildings have large underground parking lots with one parking space per apartment. Usually such buildings are guarded, there is a concierge, improved playgrounds, and gardeners are hired to care for the territory.

Given such conditions, the cost of business-class housing is also growing. Residents of the capital on average pay UAH 57.7 thousand per square meter in such an apartment. The cheapest option currently on the market is from UAH 21.5 thousand per square meter, but in general prices reach UAH 100 thousand per sq.m. According to preliminary estimates, the minimum price of such real estate is 860 thousand UAH.

Elite

The top of this list is occupied by luxury housing. It is erected exclusively in ecological zones, away from noise and crowded places. Often these are residential complexes in remote areas or on the outskirts of the city, so the cost of apartments also includes a picturesque view from the window.

Decent designers work on the design of housing both outside and inside. Apartments are usually of a solid size – from 120 sq.mand with the opportunity for owners to equip housing on an individual project.

The territory is guarded, and parking spaces are equipped with a margin. In such residential complexes, they offer various entertainments – they build tennis courts, swimming pools, supermarkets, private schools, etc.

In Kyiv, one square meter of such housing costs, an average of 98.8 thousand UAH. The minimum price that will have to be paid for a “square” is 52 thousand UAH, and the maximum cost reaches 158.6 thousand UAH. Accordingly, the cheapest option for such real estate will cost UAH 6.2 million.

Will the discounts be insane?

Until September, the largest Kyiv developers will offer potential buyers discounts on housing in the amount of from 10 to 25%. Vladimir Sementsov, co-founder and managing partner of INSPI Development, is sure of this.

According to him, the amount of discounts will depend on several factors:

  • stages of construction of residential complexes or their sections;
  • the number of unsold apartments;
  • the financial ability of the developer to build, minimizing the attraction of funds from citizens.

The expert notes: if the object is completed by 70%, then with full payment of the cost of the apartment, the amount of discounts can be 10-15% in hryvnia equivalent. If the residential complex is only half completed, then the discount can increase up to 25%.

Pre-discounts will be set for apartments that are put up for sale at pre-war prices and with the maximum payment at the time of purchase. Thus, developers want to attract buyers to objects with a high degree of readiness.

It is likely that this trend will continue until October. But the issue of selling apartments in installments in houses that began to be built before the war, the developers will decide in the next 2-3 months.
