Many Ukrainians, in search of a better fortune, leave to work in neighboring Poland, where they need to rent housing in a short time.

“Today” we found out what are the rules for renting housing in Poland.

How to rent an apartment?

First of all, you need to decide on how to find housing. You can search on your own through friends, in newspapers with ads or on sites for finding housing. Or you can entrust the search to intermediaries, real estate agencies. But the services of an intermediary in Poland are equal to 100% of the cost of a monthly rental housing.

Also, the choice of housing must be approached wisely, since a rental contract is signed for at least six months and it is difficult to break it ahead of schedule and without loss.

Rent in Poland consists of 2 payments:

  • koszt wynajmu (rent) is the money that you pay directly to the owner of the apartment for rent (sometimes only this amount is indicated in the ad);
  • сzynsz (chinsh) – a floating amount consisting of mandatory maintenance (not utility!) payments.

Сzynsz includes: payment related to the maintenance of the apartment (proportional to the area of ​​the apartment), real estate tax and payment to the repair fund, for the maintenance of an elevator, intercom, cleaning of territories, removal of sewage and liquid waste.

Some owners include czynsz and utility bills. And if not, then this is still an additional item of expenditure.

Also, not everywhere there is a free parking area, and for a place in the garage (or indoor parking) you will be charged from 150 to 200 zlotys (1300-1500 UAH) per month.

In addition, before concluding a rental agreement, the owner will ask for a security deposit as a guarantee that the tenant will not break or damage anything. Later he will return it. In most cases, this is a price equal to the monthly payment for housing.

The average monthly rental in Poland is as follows:

  • 1-room apartment in a residential area – from 1,500 zlotys / month (9.8 thousand UAH);
  • 2-room apartments – from 1800 zlotys (11.8 thousand UAH);
  • 3-room apartment – from 2,100 zlotys (13.8 thousand UAH).

In Warsaw, prices will be slightly higher, in provincial cities – lower. Rent in the central part of the city is also more expensive by PLN 100-250 (UAH 650-1650).

Accommodation in Warsaw

The owner rents out his own studio apartment for PLN 1,700 (including administrative rent). Additionally, you need to leave a deposit of 1,700 zlotys (11.2 thousand UAH). Pay monthly for electricity, gas, water and heating.

A two-room apartment in the Polish capital costs 1,650 zlotys (10.8 thousand UAH) + 600 zlotys (4 thousand UAH) rent with an advance payment for water. You also need to pay utility bills. This property can be rented for at least one year.

Accommodation in Krakow

One-room apartment in the center of Krakow is rented out for 2450 zlotys (16 thousand UAH). You also need to pay 400 zloty (2.6 thousand UAH) administrative fee and 80 zloty (530 UAH) monthly to pay for electricity.

A two-room apartment is rented for 1450 zlotys (9.5 thousand UAH). The ad states that there is no additional administrative lease. The owner asks for a deposit, and the real estate agency takes a commission for their services. Amounts are not specified.

A two-room apartment in Krakow is offered for 2,200 zlotys (14.5 thousand UAH). Additionally – an administrative fee of about 600 zlotys (4 thousand UAH): for heating, hot / cold water, garbage disposal, security, maintenance of common areas, for the repair fund. Separately – payment for electricity, internet, television.

Accommodation in Wroclaw

A three-room apartment is rented in a private estate. Such housing can be rented for at least 12 months. It will cost 2,700 zlotys (17.8 thousand UAH + commissions of about 800 zlotys, or 5.2 thousand UAH). The owner asks for a deposit – PLN 5,000 (UAH 33,000).

Such three-room housing is offered for 3800 zlotys (25 thousand UAH). Additionally, you need to pay 500 zlotys (3.3 thousand UAH) and 4300 zlotys (28.3 thousand UAH) of the deposit.

What about housing in Ukraine?

According to experts, on average since the beginning of the year, rental prices in Ukraine have increased by at least 10% (standard segment), and in some cities – by 15-20%.

As the first vice-president of the Union of Real Estate Specialists of Ukraine Larisa Stavinoga told Segodnya, the average rental price of a budget apartment in the capital near the metro is 9-12 thousand UAH (1300-1800 zlotys). According to her, rental prices in the capital increased by an average of 20% compared to last year, reaching the pre-dock period.

As always, one-room apartments are the most popular product, but two- and three-room apartments are traditionally in demand during this period, since students or seasonal workers cooperate and rent them in order to save money.

“Now there is a noticeable rise in prices, in the long term this will persist until another strict quarantine is introduced, because, in addition to the fact that our rental prices are growing, purchase prices are also growing. And this, as you know, is interconnected.” , – says the general director of the real estate association “PROSTOR” Sergei Kurganov.

According to him, if the prices for an average one-room apartment in Kiev near the metro for the year increased by 15-20% (up to UAH 10 thousand), then the rent of rooms has almost doubled compared to the same period last year.

“Rooms are also a fairly popular segment, as of today, prices for them have significantly increased compared to last year – almost twice. If the average price of a room in a residential area was about UAH 2.5 thousand, then as of today it is about 5 thousand hryvnia, “says Kurganov.

Who is most often offered a job in Poland:

  • workers (14%);
  • IT specialists (13% of all current vacancies);
  • Industry / Agriculture candidates (12%);
  • specialists from the field of “Marketing, advertising, PR” (9%);
  • Sales candidates (7%).

The smallest number of vacancies (less than 0.1%) are open in the categories “Sports, fitness, beauty salons”, “Arts, entertainment, mass media” and “Security”.

By the way, workers from Ukraine refuse to work in Poland picking apples and choose an easier job. Farmers have to cheaply export apples abroad, because this way they can somehow earn money.
