In Ukraine, the government has opened up the opportunity to make deals in the real estate market again, which, of course, can affect the cost of housing.

Experts “Today” told what to expect from housing prices in the first weeks after the real estate market starts to work.

According to the President of the Association of Real Estate Specialists (Realtors) of Ukraine, Yuriy Pita, the trends here will repeat the situation on the rental market.

The greatest demand will be in the western and central regions of the country, where the price may increase up to 10% of the pre-war level.

“The fact is that supply there is traditionally limited, and demand has recently grown. At the same time, in cities such as Kyiv, Odessa and Dnipro, prices may drop by 30-40% from the pre-war level,” Yury Pita predicts.

In the capital, according to the expert, housing prices in the budget segment sank the least
but for apartments from 50 thousand dollars can fall significantly.

Sale of housing in Irpen

Immediately after the ban on the sale of real estate was lifted, people rushed to sell housing from victims of the Russian occupiers. Buchi and Irpin.

In Irpin, prices generally do not exceed 60 thousand dollars (approximately UAH 1,764,312)however, there are options 100 thousand dollars (2940520 UAH).

Behind 43 thousand dollars (1 264 423 UAH) you can buy two-room housing for 60 square meters, but it has not been renovated.

In Bucha, there are much fewer offers, and prices are lower. The most expensive option for May 3 is a two-room apartment of 60 sq. m. with designer renovation, they ask for it 88.5 thousand dollars (UAH 2,602,360).

“Segodnya” also wrote how the prices for renting apartments became a reason for speculation and told whether it was necessary to pay for the adjacent territory during the war.
