High season and rising apartment prices: what will happen to the real estate market by the end of the year

The Ukrainian real estate market is now witnessing a stable rise in prices. In the context of the COVID-19 pandemic, over the past year and a half, the cost of facilities at the construction stage has increased by 19%, houses built after 2011 by 16.7%, and secondary stock by 16.4%.

According to the analytical service OLX Real Estate, in the summer season, prices for new buildings and secondary stock increased the same – by 3%.

At the same time, the high sales season traditionally begins in autumn and prices continue to increase. Due to increased demand in the fourth quarter, the price may increase by another 3-5% per square meter, depending on the region, district, developer and the residential complex itself.

“In general, demand is growing faster than supply, red zones are no longer a barrier to selling, and sellers, having passed this stage, have learned to work in such conditions,” – told OLX Real Estate “Today”.

Experts expect that the growth is likely to stop for a short time only in December due to the season of reduced demand. As a rule, before the New Year, Ukrainians are less likely to buy apartments, so developers and homeowners do not raise prices during this period.

What will happen to rental prices

Rental prices in major cities of Ukraine (Kiev, Kharkov, Odessa, Dnipro and Lvov) remain stable. In October, the cost of 25-30% of rented objects increased by 2-3% on average.

Experts expect a reduction in rent for the heating season in 20-25% of apartments within 10%. However, in the general market dimension, such a decrease in prices can be considered situational.

The reduction in the rental price will depend entirely on the original rent, the length of the rent, the area of ​​the property, the location, the date the house was built, and the cost of utilities.

Earlier we wrote that in Ukraine in 2022 the apartment tax increased. If earlier you had to pay 70.8 UAH for each square meter exceeding the norm, now it is 90 UAH. For an apartment of 100 square meters, you will have to pay 3600 UAH.
